Housing supply is not only slow to respond but has also lacked the affordable apartment segment since 2019 (CBRE, 2022), although the trend of shifting from single houses to apartments is increasing. For this situation, the HCMC People’s Committee (2022) has recommended innovating construction methods that are fast and cost-effective. With significant advantages such as fast construction, cost reduction, and high quality, prefabrication can become a potential solution. However, there is limited research on this topic in Vietnam (Nguyen et al., 2018). Therefore, this thesis is conducted to study the feasibility of applying prefabricated housing for affordable housing in HCMC. Primary data were collected through questionnaires, semi-structured questionnaires, and expert interviews. Meanwhile, secondary data were gathered through a literature review, including sources such as books, research papers, journal articles, reports, and industry-related websites. Additionally, documents from government agencies, government portals, and legal frameworks such as laws and building standards/codes were also reviewed. Through the analysis of findings, the thesis formulates design tasks for proposed modules. The recommended modules are developed through three stages: core modules (CM) → M modules → A modules. By combining A modules, a five-storey apartment building with a gross floor area (GFA) of 5,342 m² is designed, applying a hybrid construction method using a steel skeleton frame and lightweight precast panels as primary materials. A cost calculation shows that the prefabrication method can save approximately 12.5% in construction costs compared to conventional building methods and reduce the payback period by two years. This allows the resulting apartments to be sold at approximately 14.4 million VND/m², enabling all income groups (based on the survey) to afford apartments by 2035. |
