Abstract: 
The world has experienced a significant increase in urban populations, and this trend is also evident in Ho Chi Minh City (HCMC). Therefore, the demand for housing has become more essential than ever. High-rise living (more compact) can be considered more sustainable from the perspective of sustainable urban form (SUF).

This research applies this concept, together with morphological theory, to examine the evolutionary process of apartment development over the last 60 years and to analyse the current status of high-rise apartments in a specific zone along the Saigon River, which has been a crucial development area in HCMC from 1998 to 2022.

The findings show similarities in housing accessibility and building layout between the pre-1975 and post-1975 periods. They also highlight the spreading agglomeration of apartments from the city centre to the outskirts due to urbanisation.

Through data extraction, the morphological elements of 14 high-rise apartment complexes (HACs) have been analysed to generate recorded values, an overall evolutionary picture over time, relationships between internal and external factors, and data supporting the SUF evaluation.

Specifically, the internal factors demonstrate stronger relationships compared to their interaction with external factors, suggesting opportunities for future research into additional external influences relevant to the development of HACs in HCMC.

The research also proposes recommendations for future development, emphasising more compact and open spatial configurations under the guidance of established SUF performance indicators.
