With the rapid increase of this model in recent years, an in-depth study about this type of housing is needed to understand this phenomenon, description some kinds of them and their relevant characteristics. The qualitative study achieved the research questions by desk review, observation and interview. By the methodology, the research finds out that there are many types of gated communities in District 2 with more difference in some physical aspects like target residents, the scale of projects, management methods, security rate and closed, etc. Moreover, this study also points out positive and negative effects of gated communities in economic, infrastructure, spatial, social, environmental and management aspects. Then giving some principal idea to minimize negative effects. By the results, this thesis hopes to contribute in urban planning and management toward sustainable development.
