It is necessary to identify high-rise housing designs that ensure the indoor comfort level with efficient energy consuming. This research aims to identify the Passive Design strategy, an architectural design solution under local natural conditions for energy conservation, and its implementation in HCMC. The findings in this study indicate the Passive Design strategy and passive design elements in vernacular housings through a qualitative analysis of extensive literature study. Five basic principles: building orientation, building shape, functional organizing plan, building envelope, heat recovery ventilation, are addressed as passive architectural criteria for improving indoor comfort level with efficient energy consumption. After identifying the Passive Design strategy in the context of HCMC, six high-rise condominiums in the new urban developing area of HCMC have been observed, surveyed, and analyzed for climatic design features and opinions of users on it. The results indicate that most of the condominium was built with non – efficient energy using solutions, and residents would be pleased with the improved microclimate from the passively designed condominium. However, rapidly constructed apartment towers are not considered indoor environmental conditions and impact the external environment while they were being designed. According to interviews with the developer, authority, designer, user group of people, this circumstance is caused by the desire of developers to maximize the net saleable area and of architectural designing that is not suitable for HCMC climate. To overcome the limitation of constructing energy-efficient buildings, it is a responsibility for every group of people to pay attention to environmentally friendly building construction |
